The kitchen is all unpacked and we created our punch list with the kitchen designer.

Now that the eye candy is out of the way on to the punch list...
There were a few cosmetic issues to be cleaned up: some nail heads/holes showing in the baseboard trim, some nail heads showing in the stair noses, a corner on a stair riser that has a gap in the joint, gaps between the cabinets and walls that need to be calked, a couple of tile grout lines that need to be filled in on the backsplash and near the front door, and a couple of sheetrock seams that need to be cleaned up and re-taped.
There were also a few minor non-cosmetic items to take care of: the hose chases under the sinks were not long enough and the hose weights get caught on them, a stair nose on the steps down to the garage needs to be replaced because it is not firm, one of the screens in the new windows has a hole in it, and a piece of trim in the entry coat closet was not nailed in.
Since we are doing all of the painting we will still have some touch-up priming, sanding, and painting to do when everything else is done, but the end (of the kitchen/dining/entry remodel) really is in sight now.
We originally guessed on this remodel costing about $110,000. After working through all of the details with the kitchen designer and having to make a last minute range change because of asinine city of Tigard rules, we ended up coming to an estimate of $145,000. After a few minor change orders for some additional electrical and plumbing work, replacing all of the exterior lights, and replacing substandard wiring installed by the previous owner we ended up with a total of $153,000.
